*Project Spotlight* Self-Storage, Neptune

InSite professionals provided site engineering design, surveying, professional planning, environmental permitting, and construction layout services for the development of a 104,500 SF self-storage building in Neptune Township.  The facility provides three-stories of climate controlled self-storage as well 23 leasable, oversized parking spaces for storage of vehicles, such as recreational vehicles, trailers, boats, or automobiles.  The project required a use variance since self-storage facilities are not a permitted use in the zone.  The proposed improvements were carefully designed to allow the existing cell tower and maintenance building to remain with convenient access for the operator.  The property is unique since it is surrounded by state highway frontage (Rt 33 and Rt 18) and had very limited access.  The project included a flood hazard area and floodway determination by a detailed stream study since published mapping showed the property as undevelopable for our client.  The result of our stream study was that the vast majority of the property is in fact developable!  The elevation differed by 20 feet from the front to rear of the site and required thoughtful planning for a net zero soil import/export and retaining wall design.  The project is nearing completion, and the site looks fantastic!
