InSite professionals provided site engineering design, land surveying, and environmental permitting services for the development of a three-story, 104,500-square-foot self-storage facility in Neptune City. The project included comprehensive site improvements, such as 23 oversized leasable parking spaces for vehicles including recreational vehicles, trailers, and automobiles, while allowing the existing cell tower and maintenance building to remain in place.

The development required a Use Variance, as self-storage facilities are not a permitted use in the municipal zone. The property is uniquely situated between NJDOT rights-of-way for Route 33 and Route 18, adding complexity to site planning and permitting. In addition, the project involved a Flood Hazard Area and Floodway Determination by Calculation (Method 6) due to FEMA mapping, which InSite addressed through careful engineering and regulatory coordination.
